To see what we currently have available view our properties. We have provided the following information to ensure you are fully aware of our procedures and to streamline the lettings process for you. Finding a property & application All viewings are accompanied by a member of Key4Lets and are available Monday to Friday between 9am and 4pm. All rents quoted on this website are per calendar month and payable in advance, unless stated otherwise. Tenants are responsible for the payment of council tax, gas, electricity, water/sewerage rates, and telephone, broadband and television services unless otherwise specified. Housing benefit applicants will be considered for some properties where stated but must be able to provide bond, rent advance, satisfactory references and guarantor. Applications will not be considered from anyone under the age of 18. When you have seen a property you would like please contact the office to make an appointment to view the property. If following the viewing you decide you would like to apply for the property please contact us to make an appointment to complete the necessary documentation at our office. In order to reserve the property during the application process, you will need to pay our administration fee which is currently £125.00 per adult tenant (this may be subject to change without notice). Please note that our administration fee is non-refundable once you have signed the application documents. Monies are due in cleared funds – cheques are not acceptable at this stage. All adult tenants will need to be able to provide photographic identification for example a passport and a utility bill. Photographic identification must not have expired and utility bills must not be older than three months. All adult tenants will be asked to complete an application form. We will use an independent referencing company to obtain and evaluate references for potential tenants. Move inOnce we have received satisfactory references for all applicants and guarantors (if necessary) we will contact you to arrange an appointment for you to sign the documentation. All named tenants must be available to sign. If for whatever reason, one of you is unable to sign at the move in you will need to make alternative arrangements and sign the tenancy in advance. The guarantor will also need to be available to sign the deed of guarantee prior to move in. Before we can handover keys to the property you must pay the balance of monies due to us. Again, all payments must be in cleared funds. If paying by cheque you will need to ensure you send us the balance at least five working days before the agreed move in date. You will be asked to complete a standing order mandate for the payment of rent.Your security deposit, which is equivalent to one month’s rent is payable to cover damage and breakages over and above fair wear and tear. The security deposit cannot be used to cover rent. All bonds paid to Key4Lets are protected under the Deposit Protection Scheme (DPS) in line with current legislation. Further information can be found at www.depositprotection.com.You will be given a copy of the inventory which details the condition of the property at the time of move in. It will also contain details of the current electricity and gas suppliers, contact details and current meter readings. You will need to contact the suppliers directly to set up new accounts for the payment of utilities. An appointment will be made for one of our staff to visit you at the property no more than seven working days after move in to ensure that you agree with the items contained within the inventory. Telephone, broadband and sky/cable television is your responsibility. We will not pay for or instruct the installation of these services. Our landlords’ are responsible for insuring the properties they own however, contents insurance is at your discretion. It is your responsibility to ensure you have adequate protection for your belongings.
